How we work across all three services
Each service starts with the same principle: understanding what you actually need before offering anything. We don't begin with properties — we begin with conversation. The rental market in Santitham and Chang Phueak is small enough that knowing it well matters more than having the largest possible listing count.
All properties we work with have been visited in person. All communications with landlords go through our Thai-speaking team member. All lease documents are reviewed and explained before signing. These aren't optional extras — they're part of every service we offer.

Furnished homes and apartments in Chiang Mai's Santitham and Chang Phueak neighborhoods, available for two weeks to four months. These quieter residential areas offer proximity to Chiang Mai University, local cafes, and the Sunday walking street market, while remaining comfortably removed from tourist-heavy zones. Each property is inspected for cleanliness, natural light, and internet reliability.

A detailed rental search for tenants planning to stay in Chiang Mai for six months or more. The process weaves together practical needs and personal preferences to find genuinely suitable homes. Starting with an open-ended conversation, the service builds a clear picture of your ideal living situation.
Properties are then recommended based on that picture, with honest and detailed commentary. Viewings are arranged thoughtfully, and the service continues through lease review and initial settling support. This is not a search based on what's easiest to show — it's based on what actually fits.

Each month includes a brief check-in call or message to ensure nothing is being overlooked. Built for tenants who value consistency and gentle reliability — particularly those managing a tenancy from abroad or navigating Thai rental norms for the first time.
