Built from experience in the neighborhoods we serve
Willowframe started from a straightforward observation: people moving to Chiang Mai's residential neighborhoods often felt uncertain about the rental process — about what to ask landlords, what clauses in a Thai lease actually meant, and what to do when something broke down two months in.
The name comes from the textile character of the design philosophy we built the service around. A loom holds threads in place so they can do useful work. That's what we try to do — hold the practical threads of renting in place so that the people we work with can focus on settling in rather than navigating unfamiliar paperwork and processes.
We started in Santitham because it's a neighborhood we know and respect. It's busy enough to feel alive and quiet enough to feel residential. Over time, we expanded to Chang Phueak for the same reasons. We don't plan to stretch beyond what we can manage well.
Mission
To make the process of renting feel less solitary
Renting in a country where you don't speak the language, or where the legal norms are different from what you know, can be surprisingly wearing. Small problems take longer to resolve. Questions about deposits or lease clauses become more complicated when there's a language gap or a different cultural expectation on either side.
Willowframe exists to close some of that gap. We handle the communication, translation, and coordination that often falls between tenant and landlord. We try to be useful in a way that's understated — present when needed, not in the way when not.
Our values are simple: honesty about what's available, patience in finding what fits, and reliability in ongoing support. We would rather lose a referral fee than recommend a property we wouldn't be comfortable living in ourselves.

Moved to Santitham in 2016 and has been helping others navigate the neighborhood rental market since 2019. Handles property assessments and client intake.

Born in Chang Phueak and has worked in property management for eight years. Manages landlord relationships, document translation, and maintenance coordination.

How We Work
Standards we hold ourselves to
These aren't certificates on a wall. They're the working principles that guide how we assess properties, communicate with clients, and handle tenancy problems.
In-Person Property Assessment
Every property we list or recommend is visited in person. We check natural light, water pressure, internet stability, and the actual condition of furniture and appliances — not just how something looks in photos.
Clear Language, Both Directions
We translate and explain lease terms honestly — including the clauses that disadvantage the tenant. And we communicate with landlords in a way that's respectful and culturally appropriate for the Thai rental context.
No Pressure to Decide
We don't work on volume. If a property isn't right for you, we'd rather say so clearly than push you toward a decision that serves our schedule more than your situation.
Data Privacy
Client information is handled with care. We don't share personal details with landlords beyond what's necessary for a lease application, and we don't retain information after a tenancy concludes unless you ask us to.
Repair & Maintenance Follow-Through
When maintenance issues arise, we coordinate and follow up until the problem is resolved — not just until someone says they'll look into it. We keep records of outstanding issues for tenants who use our monthly support.
Regular Check-Ins
Monthly support clients receive a scheduled check-in to review anything that might be developing into a problem. Small issues are much easier to handle before they become landlord disputes.

Renting in Chiang Mai's northern residential neighborhoods
Santitham and Chang Phueak occupy a distinct position in Chiang Mai's rental landscape. They sit north of the Old City moat, close enough to the historic center for convenience but far enough removed to retain a neighborhood character that attracts long-term residents — academics, designers, writers, and families who prefer quieter streets and local markets over the busy Nimman corridor.
Rental prices in these areas reflect their residential nature. Furnished studios and one-bedroom apartments typically fall between ฿7,000 and ฿18,000 per month depending on size, age, and included utilities. Houses and larger units vary more widely. Short-term furnished availability is less consistent than in more tourist-oriented parts of the city, which is one reason an experienced local contact can make a practical difference.
Thai rental agreements are typically written in Thai and lean heavily toward landlord interests on deposit recovery and early termination. Understanding what you're signing — and knowing which clauses are negotiable — matters more than many incoming tenants expect. The Willowframe approach starts from this reality rather than from a simplified version of it.
