1. Definitions

In these Terms and Conditions, the following terms carry the meanings stated below:

• "Willowframe" / "We" / "Us" — the rental consultancy registered in Thailand operating from 104 Santitham Road, Chiang Mai.
• "Services" — Santitham & North City Rentals, Woven Home Search, and Tenancy Thread Support as described on our website.
• "Client" / "You" — any individual who enquires about, engages, or uses any of our Services.
• "Agreement" — these Terms and Conditions, together with any specific service agreement confirmed in writing.
• "Content" — all information, descriptions, and materials provided by Willowframe relating to properties or services.

2. Acceptance of Terms

By contacting us, submitting an enquiry, or engaging any of our Services, you confirm that you have read and understood these Terms and Conditions and agree to be bound by them.

Our Services are available to individuals aged 18 and over who have the legal capacity to enter into binding agreements under Thai law. If you are engaging Services on behalf of another party, you warrant that you have authority to do so.

3. Service Description

Willowframe offers three consultancy services for people seeking rental accommodation in Chiang Mai's Santitham and Chang Phueak neighborhoods:

• Santitham & North City Rentals — furnished rental properties for periods of two weeks to four months, at ฿7,500/week.
• Woven Home Search — a full rental search and placement service for stays of six months or more, at ฿15,500 as a one-time fee.
• Tenancy Thread Support — ongoing monthly tenancy management, communication, and translation support at ฿3,500/month.

Services are available in Chiang Mai, Thailand. We do not operate in other cities or regions.

4. User Responsibilities

When using our Services, you agree to:

• Provide accurate information when submitting enquiries and completing rental applications
• Communicate honestly about your rental requirements and circumstances
• Treat our staff and any landlords we introduce to you with courtesy and respect
• Not use our Services for any purpose that is unlawful under Thai law
• Not attempt to contact landlords introduced through our Services in ways that circumvent the agreed service arrangement

5. Payment Terms

All fees are stated in Thai Baht (฿).

• The Woven Home Search fee of ฿15,500 is payable in full on confirmation of engagement, prior to commencing the search.
• The Tenancy Thread Support monthly fee of ฿3,500 is payable at the start of each calendar month.
• Santitham Rentals fees are payable in advance as agreed at time of booking.

5.1 Refund policy

For the Woven Home Search service: if you decide not to proceed following the intake conversation but before viewings have been arranged, we will refund 50% of the fee. After viewings have commenced, the fee is non-refundable.

For Tenancy Thread Support: the service may be cancelled with one calendar month's written notice. Monthly fees already paid are non-refundable except where we are unable to deliver the service due to circumstances within our control.

6. Intellectual Property

All content on the Willowframe website, including descriptions, methodology, and formatting, is owned by Willowframe and may not be reproduced without written permission. You are granted a limited, non-exclusive licence to access and view this content for your personal use only.

7. Disclaimers

Willowframe provides consultancy and facilitation services. We do not own, manage, or control the properties we introduce clients to. Any rental agreement entered into following our assistance is a direct agreement between you and the landlord.

We cannot guarantee the continued availability of any specific property, or that a property will remain in the same condition between viewing and move-in. Property information is provided in good faith based on our most recent inspection and the information provided by landlords.

Our consultancy guidance does not constitute legal advice. For formal legal questions about Thai tenancy law or visa requirements, we recommend consulting a qualified Thai legal professional.

8. Limitation of Liability

To the extent permitted by Thai law, Willowframe's liability to you in connection with any Service is limited to the fee paid for that Service. We are not liable for indirect, consequential, or incidental losses arising from the use of our Services, including disputes with landlords, property damage, or loss of enjoyment.

This limitation does not apply to liability arising from our own gross negligence or fraudulent misrepresentation.

9. Termination

Either party may terminate a service engagement by providing written notice. For monthly services, one calendar month's notice is required. Upon termination, any amounts owed remain payable.

We reserve the right to decline or terminate service engagements where we have reasonable grounds to believe that the client has provided false information or has acted in bad faith.

10. Dispute Resolution

These Terms are governed by the laws of Thailand. In the event of a dispute, we ask that you contact us in the first instance to attempt informal resolution at [email protected].

If informal resolution is not achieved within 30 days, disputes will be referred to the courts of Chiang Mai Province, Thailand.

11. General Provisions

• Entire agreement: These Terms, together with any written service confirmation, constitute the full agreement between us.
• Severability: If any provision is found to be invalid or unenforceable, the remaining provisions continue in full effect.
• Waiver: Failure to enforce any provision does not constitute a waiver of our right to do so in the future.
• Assignment: You may not assign your rights under these Terms without our written consent.

12. Changes to These Terms

We may update these Terms from time to time. The current version will always be available on this page. For active service clients, we will give at least 14 days' written notice before any material changes take effect.
